TIP OF THE SEASON: Buying in a Seller’s Market

Buying or Selling property can be a stressful and exhilarating experience. Especially today when statisitcs point to a seller’s market. There are multiple offers on many properties. Some people are making offers without contingencies, and getting any inspections done prior to making the offer. There are also a surprising amount of cash buyers right now. All of this can make a very tough market for buyers, requiring excellent preparation and smart strategies.

For many people, the purchase of real estate will be the most expensive purchase they will make. Our goal is to get you the property you want and to give you the professional guidance, discretion and dedication that you require to get it. Having a plan in place, and then executing it is the best way to get the job done. Having a realtor who’s done it before, over and over and in multiple market conditions can make a big difference in your outcome.

Know your price range
First and foremost, know what you can afford and know how you will finance it. We will introduce you to excellent lenders or loan brokers who have a strong local reputation. They will help you evaluate your purchase power and provide you with an all-important pre-approval letter that will need to be included with any offer you make. The strength of the lender or broker’s reputation can make or break your offer.

Identify and prioritize your requirements
We listen to you. What you need and want in a home is important to us. Location, size, weather, style, floor plan, schools, lifestyle are all relevant whether you buy in Marin, San Francisco, or Sonoma County.

Be realistic
What you want may not be available right now, even if it was 6 months ago. Sometimes it’s necessary to make adjustments based on market conditions.

We can give you an overview of the market you’re interested in, including sales of recent properties and possible appreciation rates.

Mt. Tamalpais from Corte Madera Creek

Mount Tamalpais is the highest peak in the Marin Hills, and part of the Northern Coastal Range Mountains. The elevation at the East Peak, its highest point, is 2,571 feet. The West Peak, the mountain’s second highest peak where a radar dome currently stands, is 2,560 feet. It is is clearly visible from the city of San Francisco and the East Bay region. Majestically towering over the county, the Mountain is mostly protected public land, including Mount Tamalpais State Park, Muir Woods National Monument, and the Mount Tamalpais Watershed. It adjoins the Golden Gate National Recreation Area (which in turn adjoins Point Reyes National Seashore) as well as several Marin County Open Space Preserves. Portions of the lower slopes are developed, consisting of mostly low-density single-family homes.
